CONCERNS have been raised a new 60 homes estate between Lawford and Mistley will create a huge bottleneck for drivers if a roundabout is not created.
The former Tendring Hundred Water Co. HQ is up for sale as part of a potential residential development site with 5.21 acres of land.
The land has space for 60 homes including a range of one to four bed houses, chalets, and apartments.
The site, the former headquarters of Tendring Hundred Water Company, is now in ownership of Affinity Water.
Councillor Carlo Guglielmi said: “I have pleaded with the developers to provide a roundabout at the Clacton-road end as with the new houses that will become the biggest bottleneck in the Mistley and Lawford Area put together."
Mr Guglielmi added: “The traffic will be carnage and more a problem for the people who move into the area.
“I do hope the developers do their homework diligently before they move on."
Mr Guglielmi said that the houses would be in Lawford with the front of the development being in Mistley and therefore the development would create the boundary for the two villages.
He also said that developer City and Country have made applications “25 plus times for various things to introduce new concepts”.
A City and County spokesman said: “City and Country has followed the advice of their highway consultants throughout the application process and is carrying out all works as agreed with Essex County Council and the Local Planning Authority.
"We will be making significant contributions towards Highway Improvements.
"Our Manningtree Park development will include access to both Long Road and Clacton Road.
“We have made several applications over the years, and these have been to enhance the design, quality and biodiversity of the scheme.
"Open spaces, which makes up nearly a quarter of our development, will connect Long Road via a tree-planted road to a new village-style green with a farm shop and café at the heart of our development for the benefit of whole community.”
